Things for me to note:
If budget permits, to do all works if not to split to PHASE 2 reno!
1) option to stain staircase railing and current parquet
2) remove cove lights, repaint the whole house, green wall has to be repainted.

4) option to hack off wall partially to allow for a glass partition into dining area to bring in more light - PHASE 2
5) new kitchen cabinets because previous owner was into cottage victorian style - PHASE 2
